Basement Waterproofing for Bangsar buildings.

Many Bangsar bungalows have single basements or below-grade utility rooms cut into the hill, and these take lateral water pressure once the original waterproofing fails. ODSCC repairs Bangsar basements using crystalline waterproofing, PU injection and negative-side cementitious systems. 02 / Why Bangsar

Local building stock & failure patterns.

The older Bangsar bungalow stock — particularly in Bukit Bandaraya, parts of Lucky Garden and the slopes off Jalan Maarof — sits on the same Kenny Hill formation as Damansara Heights and TTDI. The geology drains poorly, so any below-grade structure cut into the hillside collects groundwater behind the back wall during the monsoon. Most of these basements were built between the 1970s and the 1990s with positive-side bituminous waterproofing that has now degraded. The newer Bangsar South commercial towers use deep podium basements with HDPE pre-applied membranes; we mostly see spot leaks at construction joints in those rather than full-wall ingress. Repair from the positive side requires excavation — usually impractical on a built-up Bangsar lot — so the practical answer is to work from the negative side using PU injection plus crystalline or cementitious overlay. We see this exact pattern across the older Bangsar bungalow market repeatedly.

03 / Typical scope

What we deliver on site.

For a Bangsar bungalow basement: full crack and cold-joint mapping, PU injection behind the wall until the surface holds dry, then a two-coat negative-side cementitious application over the cleaned substrate (SIKA-1 Pre-Bagged System or FOSROC Proofex Engage). Where rebar is exposed (typical after long-running ingress), we run a corrosion-inhibitor primer first. Typical basement repair: 1–3 weeks depending on size, condition, and how much patching the substrate needs before the waterproofing layer is applied.
