Why PJ buildings face specific waterproofing challenges
PJ is Malaysia's oldest planned satellite township, and its housing stock spans more than 60 years. That age gradient is the single most useful lens for waterproofing here.
1950s-1970s old PJ (Section 1, 5, 6, 14, 17, 19). This is the oldest stock — single-storey and double-storey terraces, link houses, and small bungalows. The original flat porch roofs, rear yards, and concrete kitchen extensions were built before liquid-applied membranes were common practice. Most of these slabs are now on their second or third generation of patch repairs, often layers of bituminous paint over old bituminous paint. The right fix is full removal back to bare concrete, primer, and a proper SIKA or FOSROC liquid PU membrane.
1980s-1990s middle PJ (SS2, SS3, SS19, SS20, Damansara Utama, Damansara Jaya, Bandar Utama early phases). These terraces and bungalows are 30-40 years old. Common issues: rear-extension slab leaks where owners added a second storey years ago, flat-roof bungalow porches, retaining walls on the SS19/SS22 slopes, and party-wall ingress between attached terraces.
Newer PJ condos (Mutiara Damansara, Bandar Utama, Tropicana, Kelana Jaya, the Empire Damansara cluster). Standard high-rise scope: lift pits at basement level, roof slab membrane failure on top-floor units, balcony screed leaks, basement carpark slab seepage.
