01 / Overview
Basement Waterproofing for Kuala Lumpur buildings.
KL basements take in groundwater under steady hydrostatic pressure because the city sits over a network of high-water-table corridors along the Klang and Gombak rivers. ODSCC waterproofs KL basements using crystalline waterproofing (PENTENS Crystalline Plus, FOSROC Brushbond RFX) plus PU injection grouting for active leaks. CIDB G5, IRATEC certified, authorised applicator for SIKA, FOSROC and the brands we use on basements.
02 / Why Kuala Lumpur
Local building stock & failure patterns.
Basement waterproofing in KL is fundamentally a negative-side problem. The positive-side membrane was installed during construction and is now inaccessible — usually decades ago. Whatever is failing has to be repaired from the inside, against the direction of the water pressure. The KL areas with the heaviest call-out load follow the rivers and the original township ridges: the KLCC inner-city corridor (Jalan Tun Razak, Persiaran Hampshire, the Kampung Baru fringe) sits in a high water-table zone where podium-level basement carparks and lift pits take in seepage continuously; Mont Kiara, Sri Hartamas and Damansara Heights basements at the foot of hillside lots take in slope-driven groundwater that flows laterally; Setapak and Wangsa Maju mid-1990s condo basements show classic age-related membrane failure at construction joints and tie-bolt holes. The repair sequence is always the same: identify active-leak points, inject hydrophobic PU until the wall holds dry, then apply a two-coat crystalline waterproofing system that self-heals at hairline cracks via continuing crystal growth. Done right, it lasts 15+ years.
03 / Typical scope
What we deliver on site.
A typical KL basement waterproofing job: dewatering and survey of all active-leak points (cold joints, tie-bolt holes, kicker joints, construction joints), packer drilling and PU injection until the section holds dry, surface preparation, two-coat crystalline waterproofing application (PENTENS Crystalline Plus or FOSROC Brushbond RFX) followed by a cementitious top coat where mechanical protection is needed. We coordinate with the JMB on resident notification, parking-bay reassignment and access. Mid-sized KL condo basement: 5-12 working days depending on area. Final water-hold test signed off by the building manager.
