Inter-unit bathroom leaks are the single most common waterproofing call we get in KL. The 1990s and early-2000s KL condominium stock (Setapak, Wangsa Maju, Ampang, Cheras, Sri Hartamas, parts of Kepong) was built with first-generation cementitious bathroom membranes that are now well past their effective service life. The pattern is almost identical building-to-building: the upstairs owner notices nothing because the leak goes downward; the downstairs owner discovers a yellowing patch on the ceiling and reports it to the JMB. The JMB then has to mediate between two unit owners, and frequently neither wants to bear the cost. Older KL walk-ups (Pudu, Brickfields, Jalan Ipoh, Setapak) have an additional complication: many have had bathroom tiling redone two or three times since the original construction, and each re-tile usually skipped re-waterproofing — so the substrate is now layered with old grout-impregnated thin-sets. The right fix is to hack back to the bare slab, re-do the falls toward the floor trap, apply a flexible cementitious membrane (SIKA SikaLastic, FOSROC Nitoproof) with reinforcement at corners and pipe penetrations, and re-tile.

A typical KL bathroom waterproofing job: hack and dispose of existing tiles, thin-set and screed; check the slab for cracks and inject if needed; re-do falls with sloping screed toward the floor trap; apply two-coat flexible cementitious or acrylic membrane (SIKA SikaLastic 152, FOSROC Nitoproof 600, MAPEI Mapelastic) with fibre-mesh reinforcement at all corners, upstands and penetrations; flood test for 24 hours; re-tile with new thin-set and grout.   The bathroom is out of service for 4-7 working days. Most owners stay in the unit and use the other bathroom; we contain dust with sheeting and clean daily.

• How do you decide which unit owner pays — the leaker or the affected?

  That is a JMB / strata-management matter, not ours. We write a scope and quote that the JMB can use to apportion cost between the unit owners, and we invoice whoever the JMB instructs us to invoice.
