Flat Roof Waterproofing for Bangsar buildings.
Bangsar is dense with two-to-four-storey shoplots and low-rise commercial blocks where flat-roof slabs leak into the top-floor tenancy below. ODSCC re-waterproofs Bangsar flat roofs using liquid PU membranes and torch-on systems from SIKA, FOSROC, BOSTIK and PENTENS. Bangsar combines several flat-roof building types in a small geographic area. The Bangsar Baru and Telawi shoplot strips — built from the late 1970s onwards — have concrete flat-roof slabs with original asphalt or bituminous membrane that is now well past service life. The retail blocks along Jalan Maarof and the Bangsar Village area added newer torch-on systems in the 2000s; many of those lap joints and parapet upstands are now at end-of-life. Older Bangsar bungalows in Bangsar Park and Bukit Bandaraya often have exposed concrete planter boxes and porte-cochère slabs that leak at movement joints. The Bangsar South corporate towers and newer condos use podium-level flat decks with thicker membrane assemblies; we see early failures at M&E penetrations and at the perimeter upstands where the membrane meets the parapet. We always do a falls survey before we quote — Bangsar shoplot roofs in particular often have insufficient falls, and ponded water will defeat any membrane we put on top.

A typical Bangsar shoplot flat-roof job: condition survey, debonded section strip, crack repair, sloping screed where falls are insufficient, primer, base coat, reinforcement scrim at upstands and penetrations, top coat, and an optional protective screed where foot traffic is expected. Liquid-applied PU is our default for accessible roofs; torch-on for larger uninterrupted areas. Most jobs in the 100–300 m² range complete in 3–5 days subject to weather. Every job ends with a water-ponding test.
