PU grouting is the right tool when surface coating has already failed. Across KL we see three repeating active-leak patterns. First, KLCC-corridor and Bukit Bintang basement carparks and lift pits: cold-joint leaks and tie-bolt-hole seepage along the construction joints where positive-side membrane has aged out. Second, 1990s-2000s condo basements (Setapak, Wangsa Maju, Cheras, Sri Hartamas, Mont Kiara): shear-wall cracks where settlement or thermal movement opened a path; the leak appears on the carpark side as a wet stain that grows during monsoon months. Third, KL podium-deck planter boxes and roof-deck pools (KLCC, Jalan Ampang, Bangsar): construction-joint leaks below the deck slab that drip into the floor below. PU injection works on all three: hydrophobic PU reacts with the water on contact, expands to 20× volume and physically blocks the leak path. We follow with a surface dressing and a 24-hour observation period before sign-off.

What we deliver on site.

A typical KL PU grouting job: crack and joint mapping, packer drilling at 30-45° on alternating sides of the leak, low-pressure injection of hydrophobic PU (SIKA Injection-101 RC for standard active-water, DENKA Hydro-Stop for high-flow ingress) until the path holds dry, packer removal, surface dressing, and a 24-hour observation. Typical KL crack pattern: 1-3 days on site; larger basement-wall jobs are staged across the working week. We work quietly so retail tenants below the work area can stay open.

• Can the basement carpark or tenant unit stay in use during PU injection?

  Mostly yes. Drilling packers is the only mildly noisy step (under an hour per location). Resin injection itself is silent. Most KL retail tenants and carparks stay operational.

• How fast does the leak stop?

  Within minutes of injection. The PU reacts with water on contact, foams to 20× volume, and physically blocks the leak path. The 24-hour observation confirms the seal holds before sign-off.

• Does PU grouting work on hairline cracks too?

  Yes — low-viscosity PU penetrates hairline cracks. For very fine cracks that are dry (no active water), epoxy injection is sometimes more appropriate; we recommend the right tool after a site inspection.

• Do you handle KL JMB and MC tenders for PU injection?

  Yes. CIDB G5 makes us tender-eligible for KL condo basement and lift-pit injection scope. We attend the committee meeting, present method statement, product spec and warranty, and invoice the JMB directly.
