PU Grouting for Petaling Jaya buildings.
Active leaks in PJ concrete — slab cold joints, basement walls, lift pits — cannot be sealed from the surface because the water pressure blows the patch off. PJ has fifty-plus years of concrete construction across every era — 1960s shoplots in Section 14 and Section 17, 1970s factories along the Federal Highway light-industrial corridor, 1990s commercial towers near Dataran Sunway and Mutiara Damansara, and 2010s+ podium developments around PJ Sentral and Damen. The PU grouting requests we see follow age and use. Older PJ shoplots and 1970s industrial blocks have slab cold-joint leaks that became active once the original positive-side waterproofing failed; PJ commercial towers from the 1990s have basement-wall and lift-pit leaks driven by the high water table around the Sungai Klang/Sungai Penchala catchment; newer podium developments have settlement cracks at the podium-to-tower construction joint. PU injection is the right tool for all of these because the water is moving and the pressure defeats any surface coating.
03 / Typical scope
What we deliver on site.
A typical PJ PU grouting job: crack and joint mapping, packer drilling at 30–45° on alternating sides of each crack, low-pressure injection of hydrophobic PU until the crack holds dry, packer removal, surface dressing, and a 24-hour observation period. For high-flow ingress (typical of basement-wall cold joints) we switch from standard SIKA Injection-101 RC to DENKA Hydro-Stop for the initial fast-set, then back to the lower-viscosity PU for the longer-term seal. Typical crack pattern: 1–3 days. Larger basement or slab patterns: staged across the week.
