Subang Jaya combines an extensive shoplot stock (SS14, SS15, SS19, USJ) with newer retail and commercial developments around Sunway, plus a large residential base. The PU grouting requests we see follow the building age and water-table situation. Older SS-section shoplots from the 1980s have slab cold-joint leaks between ground and first floor that became active after the original waterproofing failed; these leaks damage the tenant’s stock during heavy rain and are typically the landlord’s problem to fix. The newer USJ retail and commercial developments have basement-level cold-joint leaks driven by the relatively high water table along the Klang River catchment. A typical Subang Jaya PU grouting job: crack and joint mapping, packer drilling at 30–45° on alternating sides of the crack, low-pressure injection of hydrophobic PU until the crack holds dry, packer removal, surface dressing, and a 24-hour observation period. • Can the shop or office stay open during PU injection?

  Mostly yes. Drilling the packers is the only mildly noisy step (usually under an hour per location). Resin injection itself is quiet. Most retail tenants stay open throughout.

• How quickly does the leak stop?

  Within minutes of injection. The PU reacts with water on contact, foams to 20× volume, and physically blocks the leak path. The 24-hour observation confirms the seal holds.

• Does PU grouting work on hairline cracks too?

  Yes — the low-viscosity formulation penetrates hairline cracks. For very fine cracks that are dry, epoxy injection is sometimes more appropriate; we recommend the right tool after inspection.
