The geology — Kenny Hill formation shale with clay-rich overburden — does not drain easily, so groundwater perches against the back wall of any below-grade structure cut into the hill. When the original positive-side waterproofing fails (and on bungalows from the 1970s–80s, it always does eventually), the only practical fix is to work from the inside: trace the cold joints and tie-bolt holes, inject PU until the wall holds dry, then apply a cementitious slurry to seal the surface. We see this pattern repeatedly along Jalan Setiakasih, Jalan Damai and the older lanes off Bukit Damansara. Newer condo basements have generally been pre-applied with HDPE membrane during construction but still develop spot leaks at construction joints after the building settles.

For a hillside bungalow basement in Damansara Heights, the typical sequence is: full crack and cold-joint mapping, hydrostatic-pressure injection of polyurethane resin behind the wall, then a two-coat negative-side cementitious application (SIKA-1 Pre-Bagged System or FOSROC Proofex Engage) over the cleaned substrate.
