02 / Why Cheras

Local building stock & failure patterns.

In Cheras we see two recurring concrete-repair scenarios. The older Cheras terrace and shoplot stock (Taman Bukit Cheras, Taman Connaught, Jalan Cheras shophouses) has spalling concrete on car-porch slabs, walkway soffits and balcony undersides — driven by long-running water ingress combined with carbonation of the cover concrete. By the time the rebar is visible, the carbonation front has typically gone past the rebar surface and corrosion is well underway. The 1990s and 2000s Cheras condo stock around Cheras Sentral and Leisure Mall has different damage — typically spalled soffits in basement car parks where deck waterproofing on the floor above has failed, leading to chloride-driven corrosion of the slab reinforcement. Either way, the repair is meaningless unless the upstream water source is resolved first; we always sequence the waterproofing repair before the concrete repair.

03 / Typical scope

What we deliver on site.

A typical Cheras concrete repair: damage survey including hammer sounding to map debonded cover, breakout to sound substrate, anti-corrosion primer on exposed rebar (SIKA MonoTop AC), formwork where geometry requires it, polymer-modified mortar reinstatement in lifts (FOSROC Renderoc HB40 or SIKA MonoTop-412), and a protective coating. For load-bearing column or beam repairs we work with the building consultant on the repair spec. Typical residential column: 2–4 days. Large car-park slab soffit: 1–2 weeks.
