The single biggest predictor of flat-roof failure across KL is not material choice — it is substrate condition. KL roof slabs are thermally cycled hard (sun-baked at midday, then drenched at 5 PM during monsoon months) and structurally tired. The Brickfields, Pudu, Jalan Ipoh and Jalan Tun Razak shoplot corridors have flat roofs that have been recoated three or four times since the 1980s; trapped moisture and insufficient falls are the underlying causes, not whichever membrane went on last. The 1990s-2000s KL condo stock (Setapak, Wangsa Maju, Cheras, parts of Kepong) has roof-slab membrane failure on the topmost units, usually around upstands, M&E penetrations and parapet junctions. The newer KLCC-corridor mixed-use towers tend to use liquid PU correctly but suffer early failures at planter-box junctions and roof-deck pool surrounds. We do the falls survey and the debonding probe before quoting a system — overlaying a new membrane on top of trapped moisture wastes the client’s money and our warranty.

A typical KL flat-roof job: site survey including ponding map and adhesion probe, debonded-section strip and disposal, crack repair, sloping screed where falls are inadequate, primer, base coat, reinforcement scrim at upstands and penetrations, top coat, and a protective screed where foot traffic is expected. Liquid-applied PU (FOSROC Proofex Flexicoat, BOSTIK Aqualast 700) for most accessible roofs; torch-on SikaShield for large uninterrupted areas. A 200 m² KL shoplot roof completes in 2-5 days, weather permitting. Final water-ponding test before sign-off and a manufacturer-backed warranty.

  Almost always one of two things: trapped moisture under the old coats keeps debonding the new membrane, or the falls are insufficient and water ponds. We strip back to sound substrate, fix the falls if needed, and re-apply correctly with a manufacturer-backed warranty.

• Can the tenant or upstairs unit stay occupied?

  Yes. Work happens on the roof slab. We coordinate access via the service stair or roof hatch so the shop frontage or unit interior stays undisturbed throughout.

• How long until the roof is walkable again?

  Light foot traffic 24 hours after the final coat. Full mechanical and chemical cure at 7 days, after which the workmanship warranty starts.
