ODSCC re-waterproofs PJ flat roofs using liquid-applied PU and torch-on bituminous membrane from SIKA, FOSROC, BOSTIK and PENTENS. 02 / Why Petaling Jaya
Local building stock & failure patterns.
Petaling Jaya has flat-roof building stock across every era of post-independence Malaysian construction. The original Section 14, 17 and 19 shoplots from the 1960s have concrete flat-roof slabs with asphalt or bituminous membrane that is now 50-plus years old and has typically been overcoated multiple times. The 1980s and 1990s commercial expansion along Jalan Templer, Damansara–Puchong Highway and the Federal Highway corridor added retail and office blocks with torch-on bituminous membranes that are now at end-of-life around upstands, M&E penetrations and lap joints. The newer mixed-use developments around PJ Sentral, Damen and Section 13 use modern liquid-applied PU; we mostly see early failures at parapet junctions and drains. The biggest single predictor of flat-roof failure in PJ is insufficient falls — many of the original shoplot roofs were laid almost flat and water ponds wherever the substrate is slightly low. A new membrane over a ponded substrate fails fast; we always do the falls survey first.
03 / Typical scope
What we deliver on site.
A typical PJ flat-roof job: condition survey including ponding map, debonded-section strip, crack repair, sloping screed where falls are insufficient, primer, base coat, reinforcement scrim at upstands and penetrations, top coat, and a protective screed where foot traffic is expected. Liquid-applied PU (FOSROC Proofex Flexicoat, BOSTIK Aqualast 700) is our default for accessible roofs; torch-on (SIKA SikaShield) for larger uninterrupted areas. A 200 m² shoplot roof completes in 2–5 days, weather permitting. Final water-ponding test before sign-off.
