02 / Why Cyberjaya

Cyberjaya is built on reclaimed and partially-filled land south of Putrajaya, and the high water table here is one of the most aggressive in the Klang Valley. Most of the commercial towers (Symphony House, Cyberjaya Lake area, Shaftsbury Square cluster) and the surrounding condos went up between 2002 and 2015, so the original lift pits are now in the 10–20-year window where the negative-side waterproofing is starting to break down. Cyberjaya basement carparks often go two or three levels deep into ground that drains very slowly, so the lift pits at the lowest level take continuous hydrostatic pressure year-round rather than seasonally. The other complicating factor is that many Cyberjaya buildings are leased to MNCs running 24/7 operations (call centres, BPO, data centre support), so lift downtime is a serious business issue and the repair has to be staged to avoid taking the lift out of service for any extended period. We see a steady volume of these jobs especially after building handover from the original developer to the JMB.
03 / Typical scope
What we deliver on site.
Cyberjaya lift pit scope: full dewatering, leak path mapping along the cold joints typically left by the original tunnel-form construction, PU injection until the pit holds dry, then a two-coat crystalline system on the negative side (PENTENS Crystalline Plus or FOSROC Brushbond RFX) plus a cementitious top coat. We coordinate the lift parking position with the maintenance contractor and the building tenant each morning. Most Cyberjaya jobs run 4–7 days including curing. Final sign-off is a 24-hour water-hold test with a written report for the JMB.
