PU Grouting for Cheras buildings.

Active, flowing water leaks in concrete cannot be sealed with surface coatings — the pressure simply blows the patch off. ODSCC stops live leaks in Cheras commercial and residential buildings using polyurethane injection grouting (SIKA Injection-101 RC, FOSROC Conbextra, DENKA Hydro-Stop). 02 / Why Cheras

Local building stock & failure patterns.

Cheras stretches from Pudu in the city centre out to Kajang and covers an enormous range of building stock — older shoplots along Jalan Cheras, the high-rise commercial cluster around Cheras Sentral and EkoCheras, light-industrial blocks in Cheras Jaya, and dense newer condo development around Sungai Long. We see PU grouting requests across all of them, but for different reasons. Older Cheras shoplots leak at slab cold joints between ground and first floor — the kind of leak that ruins a tenant’s stock during heavy rain. The high-rise commercial blocks have lift pit and basement car-park cold-joint leaks driven by the high water table along the Sungai Bunus and Sungai Klang catchments. Light-industrial blocks in Cheras Jaya have crack-pattern leaks in suspended slabs and machine bases. And the newer condos around Sungai Long have settlement cracks at construction joints between podium and tower. PU grouting is the right tool for all of these because the leak is active and the water pressure is what blows surface treatments off.

What we deliver on site.

A typical PU grouting job in Cheras: crack and joint mapping, packer drilling at 30–45° on alternating sides of the crack, low-pressure injection of hydrophobic PU resin until the crack holds dry, packer removal, surface dressing of the drill points, and a 24-hour observation period before sign-off. We use SIKA Injection-101 RC for most active-water leaks; for very high-flow ingress we switch to DENKA Hydro-Stop. A typical crack pattern (10–20 metres of crack length) completes in 1–3 days. Larger commercial slab-joint patterns are staged across a week.

Questions from Cheras clients.

• Will PU grouting stop a leak that another contractor has already tried to seal?

  Often yes. If the existing patch is on the dry side, we typically drill from the wet side and inject behind it — sealing the original leak path that the surface patch never reached.

• Is PU grouting the same as epoxy injection?

  No. Epoxy is for structural restoration of dry, rigid cracks. PU is for stopping active water leaks in wet, moving cracks. They are different tools for different problems.

• How long before I can see if the leak is really stopped?

  We do a 24-hour observation before final sign-off. For seasonal leaks that only appear after sustained rain, we recommend a final check after the next heavy storm — included in our workmanship cover.
