Most renovation contractors paint over hairline cracks, tile straight onto failing screeds, and skip waterproofing in wet areas to save a few thousand ringgit. The new finish looks perfect at handover — and then 12 to 24 months later the leaks resurface, the new tiles delaminate, and the homeowner pays twice. The damage is hidden but the underlying causes are entirely predictable from a proper substrate audit.
