The original Mont Kiara towers from the late 1990s and early 2000s — the Plaza Mont Kiara, Mont Kiara Pelangi, Mont Kiara Damai cluster — typically have two- or three-level basement car parks with negative-side cementitious or crystalline waterproofing as their original system. Twenty-plus years on, these systems are at or past service life, and the typical complaint pattern is: efflorescence on basement walls (white mineral staining where water has migrated through the concrete and evaporated), wet patches on the floor near cold joints, and the occasional active drip from a tie-bolt hole. The newer Mont Kiara towers from the late 2000s onwards typically used HDPE pre-applied membrane on the positive side; we mostly see spot leaks at construction joints in those rather than full-wall ingress. Either way, the repair is from the negative side because excavation from the positive side is impractical once a tower is built. Mont Kiara JMBs increasingly tender these jobs as part of the 25-year asset-renewal cycle.

A typical Mont Kiara basement waterproofing job: comprehensive crack and cold-joint mapping (often across multiple basement levels), PU injection of active ingress paths, then a two-coat negative-side cementitious or crystalline system over the affected zones (FOSROC Proofex Engage or SIKA-1 Pre-Bagged). Where rebar is exposed in the wall face we treat it with anti-corrosion primer first. We stage the work car-park-bay by car-park-bay so the basement stays partially in use throughout.
