Concrete Repair for Petaling Jaya buildings.

Spalled concrete with exposed rebar is one of the most common structural complaints in older Petaling Jaya buildings. ODSCC restores spalled slabs, beams, columns and balcony undersides to original strength using polymer-modified repair mortars from FOSROC, SIKA and MAPEI. CIDB G5, IRATEC-certified, and we work with structural engineers where the repair is load-bearing.

02 / Why Petaling Jaya

Local building stock & failure patterns.

Petaling Jaya has some of the oldest concrete housing and commercial stock in the Klang Valley, dating from the 1960s. After 50-plus years of tropical exposure, two structural problems dominate the inspection notes: rebar corrosion behind spalled cover concrete on balcony undersides, terrace-house car-porch slabs, and shoplot walkway soffits; and water-driven spalling at the underside of slabs where the floor above has had a long-running waterproofing failure. We see this constantly in the older SS-, SEA-Park and PJS terrace clusters as well as in the 1980s shophouse strips along Jalan SS2 and Jalan Othman. The repair sequence is always the same: break out to sound concrete, treat the rebar with a corrosion-inhibitor primer, then reinstate with a polymer-modified mortar (FOSROC Renderoc HB40 or SIKA MonoTop-412) before a protective top coat. Where the floor above has an unresolved waterproofing failure we always sequence the waterproofing first — otherwise the new patch starts corroding from day one.

03 / Typical scope

What we deliver on site.

A typical PJ concrete repair: damage survey (sounding the affected area with a small hammer to map debonded cover), breakout to sound substrate with hand or mechanical tools, anti-corrosion primer onto the exposed rebar (SIKA MonoTop AC), formwork where the geometry requires it, polymer-modified mortar reinstatement in lifts to the original profile, and a protective coating to slow the next cycle of carbonation. For load-bearing columns and beams we work with the building consultant to verify the repair spec. Typical project: column repair 2–4 days; large slab soffit 1–2 weeks.
