Top-floor ceiling stains after heavy rain almost always trace back to the condo roof slab. ODSCC re-waterproofs Mont Kiara condo and bungalow flat roofs using liquid-applied PU and torch-on bituminous membrane systems from SIKA, FOSROC, BOSTIK and PENTENS. 02 / Why Mont Kiara
Local building stock & failure patterns.
Most Mont Kiara towers built between the late 1990s and mid-2000s — the original Plaza Mont Kiara, Mont Kiara Pelangi, Mont Kiara Damai cluster — used flat or low-pitch concrete roof slabs with bituminous membrane and a protective screed. Twenty-plus years of tropical UV, monsoon cycling and slow movement at construction joints has now degraded the original membrane on most of them. The first symptom is usually staining on top-floor ceilings (especially around the master bedroom or lift lobby on the top floor), followed by visible damp patches in the lift motor room. Mont Kiara’s newer towers from the late 2000s onwards have torch-on systems that are still within service life, but we see early failures at upstands, parapet junctions, and around M&E penetrations — places where the original detail was always the weak point. For Mont Kiara bungalows along Jalan Kiara and the Sierramas fringe, the flat-roof issues are different again: infinity-pool decks and exposed planter boxes where movement joints have failed.
03 / Typical scope
What we deliver on site.
For a Mont Kiara condo roof slab we typically run: condition survey and ponding map, debonded-section strip, crack repair, primer, two coats of liquid-applied PU membrane (FOSROC Proofex Flexicoat or BOSTIK Aqualast 700) with reinforcement scrim at all upstands and penetrations, and a protective screed where foot traffic is expected. A typical 200 m² roof section completes in 2–5 days, weather permitting. JMB sign-off includes a water-ponding test after the membrane cures. For bungalow flat roofs, mock-up testing on infinity-pool decks before full application is included.
