Mont Kiara has more lift pits per square kilometre than almost anywhere in the Klang Valley — and many of them are now actively leaking. ODSCC is a Batu Caves-based waterproofing contractor (CIDB G5 since 1997, IRATEC certified) repairing lift pits in Mont Kiara condos and serviced residences using crystalline waterproofing and PU injection grouting. 02 / Why Mont Kiara

Mont Kiara is one of the densest high-rise residential clusters in Kuala Lumpur, with most stock built between the late 1990s and mid-2010s. The original Plaza Mont Kiara, Mont Kiara Pelangi, Mont Kiara Damai and Sri Mont Kiara cluster are now 20–25 years old, and the original negative-side waterproofing on their basement lift pits is at or past end-of-life. The ground sloping down toward Penchala and Segambut sits over pockets of high water table, so once the original crystalline lining fails the lift pit takes in groundwater under steady hydrostatic pressure. Symptoms typically appear first as standing water in the pit during the monsoon, then as corrosion on the buffer springs and lift counterweight rails — both of which threaten the maintenance contractor’s warranty and trigger urgent JMB action. We work directly with JMBs and lift maintenance contractors to schedule the work without putting the lift out of commission for more than a day at a time. The repair has to be staged: dewater, inject active leaks with hydrophobic PU, then apply the crystalline + cementitious system from the negative side.
03 / Typical scope
What we deliver on site.
Typical scope for a Mont Kiara condo lift pit: dewatering and removal of standing water, mapping of active leak paths, packer drilling along cold joints and tie-bolt holes, PU injection until the pit holds dry, then a two-coat crystalline waterproofing application (PENTENS Crystalline Plus or FOSROC Brushbond RFX) followed by a cementitious top coat. We coordinate the lift parking position with your maintenance contractor so the car is held above the pit during application. Most Mont Kiara lift-pit jobs run 4–7 days including curing time, and the building is invoiced after a final water-hold test signed off by your building manager.
