02 / Why Bangsar

Local building stock & failure patterns.

Bangsar is one of the older established residential areas in Kuala Lumpur, with most terrace and bungalow stock in Bangsar Baru, Lucky Garden, Bangsar Park and Bukit Bandaraya dating from the 1970s and 1980s. The walls were built single-leaf brick with sand-cement plaster on both faces, no DPC, and at best a thin external paint as the only waterproofing layer. Forty-plus years of monsoon exposure, multiple paint over-coats and ground-level landscaping changes mean we see three recurring patterns: rising damp at the bottom 600 mm of party walls (no DPC, sometimes worsened by raised garden beds against the external face); driving-rain ingress through cracks in the external render on west-facing walls in Lucky Garden; and bathroom-wall seepage between back-to-back terrace units where the original tile-and-cement waterproofing has failed. Bangsar bungalows from the same era often have additional issues at exposed concrete planter boxes and old swimming-pool surrounds. The newer Bangsar South and Bangsar 1 condo stock has different patterns — typically construction-joint leaks at floor-to-wall junctions.

For a Bangsar terrace wall leak the typical sequence is: moisture-meter survey to confirm rising damp vs driving-rain vs neighbour-side ingress, source-side seal (external render repair with FOSROC Renderoc + vapour-permeable coating, or internal cementitious negative-side seal where the external face is inaccessible), chemical DPC injection at the brick course where rising damp is confirmed, then skim-coat and paint match. A typical wall repair runs 3–7 days. Where neighbour-side bathroom waterproofing has failed and is the source, we recommend the affected unit fix it; we cannot warrant our repair while a live source remains.
